# Florida Builders Risk Insurance

Builders risk insurance covers structures under construction against fire, wind, theft, vandalism, and other covered perils. It is required by virtually all construction lenders in Florida before the first draw.

## What Builders Risk Covers

- Structure under construction (framing, roofing, walls, foundation)
- Materials on-site and in transit
- Temporary structures (scaffolding, forms)
- Soft costs (optional) — architect fees, permit re-issuance, loan interest during delay
- Hurricane and named-storm damage (with deductible)
- Fire, lightning, explosion, vandalism, theft

## What Builders Risk Does NOT Cover

- Contractor tools and equipment (covered by inland marine / equipment floater)
- Worker injuries (covered by workers' comp)
- Liability for third-party injuries (covered by GL)
- Flood (requires separate NFIP or private flood policy)
- Earthquake (requires endorsement)

Miami-Dade and Broward counties (High-Velocity Hurricane Zone) carry the highest rates in Florida. Named-storm deductibles in HVHZ are typically 3–10% of insured value.
